With new Triangle lease, Okinawa meets Yorktown

Okinawa Restauant has signed a lease for 4,500 square feet at the Triangle Shopping Center in Yorktown Heights, the center’s leasing agent Perlmutter Properties Inc. announced today.

The restaurant will serve Hibachi style cuisine as well as sushi, and be the newest in a countywide chain that includes two Mount Kisco eateries another Okinawa and Temptation Tea House – as well as the critically well-received Asian Temptation, within City Center at White Plains.

Renee Stengel of Houlihan Lawrence in Katonah represented the Tenant, and David Perlmutter of Perlmutter Properties Inc. represented the Landlord, EK Triangle LLC.

"We're delighted to have a restaurant of Okinawa's calibre on the north side of Triangle Shopping Center.  It will energize that portion of the center throughout the day and into the evening,” said Adam Brodsky of EK Triangle. “Furthermore, it cements Triangle as Yorktown Heights' leading restaurant destination."

David Perlmutter said he has seen significant interest already in the 8100 square feet adjoining Okinawa. “I am confident that we'll be announcing tenants for that space before the end of spring.”

Also available for lease at Triangle is 20,000 square feet suitable for either office or retail uses.  Would-be tenants should contact Perlmutter at 914-686-8900 or email david@perlmutterproperties.com.

Massey Knakal reports Mount Vernon sale

Massey Knakal Realty Services this afternoon announced the sale of a two-story commercial building at 404 North Terrace Avenue in Mount Vernon, in an all-cash transaction valued at $518,000.

The property is located on the south side of North Terrace Avenue on a 50-foot by 100-foot lot. The 3,120-square-foot building was previously occupied by an electronics store. Today the first floor is vacant but the seller will occupy the second floor for $1,200 per month for two years following its sale.

Massey Knakal’s announcement did not name the buyer or seller.

“This commercial building is located in a mostly residential neighborhood,” said Massey Knakal broker Cheryl Cove, who exclusively represented the seller. “The buyer was a local property owner that will use it for his own business.

Massey Knakal and Al Vanacoro of Coldwell Banker were the brokers in the transaction.
